What the week's housing news means for people who sell to builders.
Freddie Mac's 30-year fixed rate reached 7.40% on October 8, its seventh straight weekly increase and its highest since November 2023. Minutes of the Fed's September meeting, released October 7, say most participants assessed that another rate increase would likely be appropriate by year end. Existing-home sales rose 1.5% in September, though NAR's chief economist said August and September were the two slowest months for sales this year. On the builder side, Ashton Woods' quarter ended August 31 showed closings up 6.4% while orders fell 4.4% and home sales gross margin fell to 15.3% from 17.5%, with pricing and incentives adjusted across all of its markets.
The Rundown
Freddie Mac's 30-year rate rose for a seventh straight week, to 7.40%
Freddie Mac's average 30-year fixed rate was 7.40% on October 8, up from 7.28% a week earlier and 6.30% a year earlier, and the 15-year rate rose to 6.73% from 6.60%. Minutes of the Fed's September 15–16 meeting, released October 7, say most participants assessed that another increase in the target range would likely be appropriate by year end, and Fed staff described financing conditions as somewhat restrictive for residential mortgage borrowers. (Freddie Mac, Federal Reserve minutes)
What this signals: The rate is up 0.75 points since August 20, which likely raises the cost of the buydowns builders use to hold fall closings.
Century Communities bought HistoryMaker Homes, tripling its Dallas-Fort Worth community count
Century acquired substantially all of the assets of HistoryMaker Homes, a Texas builder founded in 1949 that has completed about 25,000 homes, and will combine its existing Dallas-Fort Worth operations with HistoryMaker into a single division based in Grapevine; terms were not disclosed. Century will keep a land relationship with HistoryMaker's sister land development company, Jabez Development, which will complete land development on select communities for Century, and ONM Living, a build-to-rent company, remains independently owned. (Century Communities)
What this signals: HistoryMaker's suppliers now sell into one combined Dallas-Fort Worth division, so its vendor programs likely get reconciled with Century's at the end of contract terms.
Ashton Woods' gross margin fell 2.2 points as orders slipped 4.4%
In its quarter ended August 31, Ashton Woods reported 2,063 net new orders, down 4.4%, 2,191 closings, up 6.4%, and a home sales gross margin of 15.3% against 17.5% a year earlier, and said it adjusted pricing and offered sales and financing incentives across all of its markets. Backlog fell 7.8% to 1,349 homes, and the cancellation rate rose to 24.9% from 22.4%. (Ashton Woods quarterly report)
What this signals: Margin is falling faster than volume at a builder adjusting price in every market, which likely puts direct costs next in line for review.
Existing-home sales rose 1.5% in September, with inventory up 4.6% from a year ago
NAR reported sales at a 3.99 million annual rate, up 1.5% from August and down 2.2% from a year earlier, with 1.60 million homes for sale, a 4.8-month supply against 4.5 months a year ago, and a median price of $417,500, up 1.3%. NAR's chief economist said further increases in mortgage rates mean fewer buyers can qualify to purchase a home. (NAR)
What this signals: Whether new homes are gaining share against a resale market with 4.8 months of supply shows up in Census new-home sales for September, due October 27.
HUD set out seven steps toward chassis-free manufactured homes, without a timeline
HUD's Next Generation Manufactured Housing Action Plan, released October 7, follows the ROAD to Housing Act's removal of the permanent chassis requirement and lists seven actions, including updated energy efficiency standards for manufactured homes, foundation and installation rules for chassis-free homes, and a performance-based code for larger factory-built residential buildings. The release gives no dates for any of them. (HUD)
What this signals: The energy standards update is the step that would set HVAC, insulation, and window specs in HUD-code homes, and its timing stays open until HUD proposes a rule.
Hurricane Isaias came ashore near Destin with 105 mph winds
Isaias made landfall near Destin, Florida, at about 8:30 p.m. CDT on October 9 with maximum sustained winds of 105 mph; power outages topped 884,000 customers across Florida, Alabama, and Georgia on the morning of October 10, and roofs were torn off homes in Pensacola and an apartment complex in Milton. (National Hurricane Center, CBS News)
What this signals: Storm repair along the Panhandle likely competes with new construction for local roofing crews and materials over the next several weeks.
