What the week's housing news means for people who sell to builders.
Freddie Mac's 30-year fixed rate reached 7.28% on October 1, its sixth straight weekly increase and its highest reading since November 2023. It stood at 6.76% the week before the Federal Reserve raised its target range on September 16. The last time rates ran this high, Lennar, D.R. Horton, PulteGroup, and KB Home bought them down out of gross margins that are now 4.4 to 8.4 points thinner. August construction spending and September payrolls added little to the picture, with single-family spending up 0.2% on the month and residential trade employment lower.

Freddie Mac's 30-year rate rose for a sixth straight week, to 7.28%
Freddie Mac's average 30-year fixed rate was 7.28% on October 1, up from 7.03% a week earlier and 6.34% a year earlier, and the 15-year rate rose to 6.60% from 6.42%. (Freddie Mac)
What this signals: The rate has climbed 0.52 points since the week before the Fed's September 16 increase, and resale buyers take that in full, while builders offering buydowns absorb part of it, so the cost of holding new-home sales pace likely rises with each week the rate climbs. LGI Homes closed 9% more homes in September than a year earlier
LGI closed 386 homes in September, up 9.0% from 354 a year earlier, and 1,222 in the quarter ended September 30, up 10.4%, with 151 active selling communities at quarter end. (LGI Homes)
What this signals: Closings rose through a quarter in which rates climbed, and LGI's November 3 report, with orders and margin, will show whether margin moved with them.
Residential specialty trade contractors cut 7,900 jobs in September
Residential specialty trade contractor employment fell 7,900 in September while residential building added 3,000, a net loss of 4,900 residential construction jobs; total payrolls rose 29,000, and July and August were revised down a combined 60,000. What this signals: Alongside lower single-family spending, the losses likely reflect less work in progress more than a shortage of crews.
Single-family construction spending rose 0.2% in August and remains 3.5% below last year
Private residential construction spending ran at an $882.3 billion annual rate in August, up 1.1% from July and down 4.8% from a year earlier, per NAHB's analysis of the Census release; single-family spending rose 0.2% on the month and was down 3.5% year over year, while improvements rose 2.5%. What this signals: A 0.2% monthly gain on a series still down 3.5% from a year earlier is not yet a turn for the categories that ship against homes under construction.
Ivy Zelman warned of overbuilding as household growth slows
Zelman warned of overbuilding risk at a pace of roughly 1.4 million starts a year, against household growth she expects to slow to about 1 million a year in the second half of the decade from about 1.8 million in the first half; she put public builders' share of the market at about 53%, against 8% in 1993, with nearly 500,000 lots held in land-banking structures. What this signals: With public builders holding about half the market, a slowdown, if it comes, would likely reach suppliers through fewer national purchasing organizations than in past cycles.
Deep Dive: The 2023 buydown came out of a wider margin
Mortgage rates last ran this high in late 2023, when Freddie Mac's 30-year peaked at 7.79% on October 26. Builders bought rates down then out of wider margins. Lennar described its approach as "using pricing and margin as a shock absorber," and D.R. Horton's head of investor relations called its margin one that "gives us some room to meet the market." Lennar's incentives ran at about 12.0% of its average sales price in the latest quarter, and its release points away from construction: its construction cost per square foot is down 14% from its late-2023 baseline, and it attributed the year-over-year margin decline mainly to lower revenue per square foot and higher land costs, even as NAHB reports building-material prices up 5.1% from a year earlier in August. With the 30-year back at 7.28%, a buydown now comes out of a margin 4.4 to 8.4 points thinner than the one that funded it in 2023. (Lennar Q3 2026, NAHB building materials)
Whether a buydown funded from that thinner margin can still close the gap with resale is the open question, and Lennar has already taken construction cost down to protect the margin it has. PulteGroup on October 22 and D.R. Horton on October 29 are among the first reports to show where margin and incentives sit at these rates.
