What the week's housing news means for people who sell to builders.

NAHB's builder confidence index fell to 29 in October, its lowest since June 2012, and 43% of builders cut prices, the highest share of the 2020–2026 period. In June 2012 single-family starts ran at a 524,000 annual rate; in September they ran at 859,000. Census also counted 79,300 fewer single-family homes completed from January through September than a year earlier, about as many homes as Lennar expects to deliver in its whole 2026 fiscal year. So far the pressure is showing up in price and in finished homes more than in starts, which are down 4.0% for the year.

The Rundown

Builder confidence fell to 29, its lowest since June 2012

The NAHB/Wells Fargo Housing Market Index fell three points in October; 43% of builders cut prices, with an average cut of 6% for a seventh straight month, 65% used incentives, and buyer traffic fell five points to 18. Single-family starts ran at a 524,000 annual rate in June 2012, against 859,000 this September. (NAHB, Census via FRED)

❝

What this signals: Traffic at 18 and price cuts at 43% of builders likely mean fewer contracts this fall to convert into winter starts.

Single-family completions ran 79,300 homes behind last year through September

Census counted 657,000 single-family homes completed from January through September, down 10.8% from 736,300, with 70,000 in September against 78,700 a year earlier; single-family permits fell 4.0% from August to an 845,000 annual rate, 4.8% below a year ago, and starts fell 4.6% to 859,000. (Census)

❝

What this signals: Permits are running 4.8% below last year, so starts are likely to stay below last year's pace into the winter.

Pending home sales fell 7.3% in September, with declines in all four regions

NAR's index of signed contracts on existing homes fell 7.3% from August and 11.3% from a year earlier, with the West down most at 9.2% on the month and 15.0% on the year; NAR's chief economist attributed the decline to fast-rising mortgage rates. (NAR)

❝

What this signals: With signed contracts down 11.3% from a year ago, the existing-home sales reports for October and November are likely to come in lower, since NAR says most pending sales close within one or two months.

Dream Finders completed its purchase of Beazer Homes

Beazer stockholders approved the $33.50-per-share cash merger on October 15, with 21.5 million shares for and about 13,000 against, and Beazer said in a filing this morning that the merger completed October 20, leaving Beazer a wholly owned subsidiary of Dream Finders. (Beazer filings, merger release)

❝

What this signals: Beazer's suppliers now sell into a Dream Finders subsidiary, and the companies' August announcement listed purchasing improvements among more than $100 million of expected annual cost savings without naming categories.

47% of builders reported trade labor shortages, above NAHB's readings from the 2004–2006 boom

Across nine trades NAHB has tracked since 1996, an average of 47% of builders reported shortages in September, up from 42% in April 2025; framing rose nine points to 57%, finished carpentry was 58%, plumbers 45%, and HVAC 43%. (NAHB labor survey)

❝

What this signals: With completions down 10.8% this year, shortages this wide are more likely stretching cycle times on homes already underway than signaling more volume.

Commerce cut the all-others duty on Canadian softwood lumber to 24.75% from 35.16%

Final results of the seventh administrative review, published in the Federal Register and applicable October 19, set the rate for producers not individually examined at 10.64% antidumping plus 14.11% countervailing; Canfor's combined rate is 31.11% and West Fraser's 20.02%. (Federal Register, Global Affairs Canada)

❝

What this signals: The lower deposit rate cuts Canadian mills' cost of shipping into the U.S., and how much of it reaches the price of a framing package likely depends on demand as much as on the duty.

Residential building materials prices rose 5.5% from a year earlier, the most since December 2022

Prices of goods used in residential construction, excluding energy, rose 0.4% in September; softwood plywood was up 15.9% from a year earlier and diesel 115.2%, putting total inputs to residential construction up 10.3%. (NAHB price index)

❝

What this signals: Input costs up 10.3% against price cuts at 43% of builders is the margin gap a January price letter will likely be measured against.

FHA opened its apartment construction loans to build-to-rent single-family communities

A HUD mortgagee letter effective October 14 makes rental communities of detached homes, duplexes, and triplexes eligible for Section 221(d)(4) new-construction insurance and 223(f) refinancing, if the site is one contiguous rental property of five or more units and no home or parcel is sold during the loan term; built-for-rent single-family starts ran 63,000 over the four quarters through June, down 16%. (HUD, NAHB)

❝

What this signals: HUD tells its lenders to expect larger replacement reserves at these communities because of their roofing, exterior cladding, and windows, so an owner on this financing likely weighs those products' replacement cost over the life of the loan.

Watsco completed its $505 million purchase of The Granite Group

Watsco closed the acquisition on October 9, adding Granite's 82 plumbing and HVAC locations across seven Northeast states, and Granite continues to operate under its own name and leadership. (Watsco filing, Watsco release)

❝

What this signals: Watsco says Granite will keep operating independently under its current leadership, and the announcement says nothing about its product lines.

Deep Dive: A Lennar's worth of homes

Census counted 79,300 fewer single-family homes completed from January through September than in the same months of 2025. Lennar expects to deliver 80,000 to 81,000 homes in its whole 2026 fiscal year. September's shortfall alone, 8,700 homes, is about what Dream Finders closed in all of 2025, 8,608 homes. Every product that goes into a house goes into that many fewer of them. (Census, Lennar, Dream Finders)

The number of builder accounts is moving too. Dream Finders completed its purchase of Beazer this morning, Century bought HistoryMaker Homes earlier this month, and panelists at Zelman's housing summit said there could be fewer public builders by the end of 2027, as reported by The Builder's Daily. Beazer continues as a Dream Finders subsidiary, and the companies' August announcement counted purchasing improvements among its expected cost savings without saying how or when vendor programs would change. Starts are down less than completions, 4.0% through September, so the volume decline ahead may run shallower than the completions gap. (Beazer filings, merger release, The Builder's Daily)

Manufacturers and distributors tend to size RNC sales coverage against a level of volume and a number of builder accounts to call on. Both are smaller than they were a year ago. Whether RNC coverage follows them down is the open question.
